Selling agent Lewis Stone, Harcourts, Inverloch, says the 69.2 hectare property boasts beautiful grazing land, with the added advantage of being able to cultivate crops.
Rich in sandy clay loam or Blue Gum soil, the farm has previously been sown down to peas and remains ideal for cropping, with the surrounding Gippsland region renowned for pea production.
It has been placed on the market for private sale with a price tag of $1.3 million.
Mr Stone says the Archies Creek property has been exceptionally well-maintained.
It features a central laneway system, which leads to 11 paddocks.
There are excellent water supplies with approximately eight dams dotted throughout the countryside.
There are also two winter flowing creeks.
The current owner has maintained an excellent fertiliser program and around 16,000 trees have been planted along waterways over the past six years, which have been carefully fenced off.
The tree plantations also present incredible views, Mr Stone added.
Quality facilities comprise four-bay machinery shed and 10 x 12 metre hayshed, as well as large cattle yards with under cover crush and race.
A four-bedroom brick veneer home is part of the unique package, together with a second three-bedroom house.
The main residence offers a 20-square living area with open plan kitchen/meals/living room, timber floors, split system and wood heater.
There is a separate dining area and the master bedroom includes ensuite with spa bath.
There are wide verandas on the north and south sides of the house, plus under-cover car storage.
The second house may suit guest accommodation if renovations are completed, Mr Stone said.
He added the farm had generated strong inquiry from prospective buyers already.
Together with its agricultural strengths, the property features outstanding views, which only add to its appeal, Mr Stone said.
The farm is conveniently located 10 minutes from Wonthaggi and only 15 minutes from Inverloch.
It can be purchased with vendor terms if required.
