Located on the Bass Highway, midway between Wonthaggi and Inverloch, this is gently undulating country with an extensive fertiliser history.
With a high average annual rainfall of 900-1000mm, the water supply is excellent.
Two neighbours in South Gippsland are joining forces to offer an unusually large parcel of land for this part of the state.
With five titles between them, the adjacent properties, both large-scale beef enterprises, will be sold either as a whole or in parts.
Ian Montgomery has owned his land for nearly 50 years.
“It was a dairy farm when I bought it and I continued dairying for several years before switching to beef,” Ian said.
“At the peak, I had about 375 head, mostly Angus, but I also grew out Friesian calves.
“I’ve put in new tracks, steel stockyards with ramp and hayshed, laid a concrete floor in the machinery shed and half-roofed the yards.
“Pastures are clean and heavily improved with strawberry clover on the flats, plus annual grasses.”
Ian’s home is about 60 years old, but, being a builder, he has extended it over the years to offer three bedrooms, two bathrooms, kitchen/living, dining area, garage and carport.
“Fencing is almost faultless, there are 11 paddocks and water comes from three dams plus rainwater storage of 25,000 gallons (113,000 litres).”
Ken and Sandra Hendrick bought their property 18 years ago as two separate dairy farms.
“We’ve built machinery and hay sheds, improved fencing and extended our revegetation program, as well as enlarging and fencing dam storages, installing stockyards, applying fertilisers and renovating pastures on a rotational basis,” Ken said.
“We’ve also leased land to pea growers in the past, but the main enterprise has been running up to 500 head of cattle a year.”
The property has around 25 main paddocks served by a laneway system, with stock water supplied by troughs and dams featuring ramp access for the animals.
