PINDANON Farm in the upper Yarra Valley has double frontage to the historic Big Pat's Creek, a tributary of the Yarra River.
The watercourse Big Pat's Creek named after its discoverer Patrick O'Hannigan once shared its name with a township and part of the Upper Yarra goldfield settlement.
It is now a part of the 'walk into history' nature walk of timber tramlines, disused mills and relics of the timber industry.
And apart from being picturesque, the creek is also a permanent water source for Pindanon Farm.
Electric pumps send water to a header tank which gravity-feeds into the homestead, while a spring-fed dam supplies water to troughs across the property.
The farm's red and black soils are well-known for their heavy carrying capacity and suit both breeding and finishing cattle.
The previous owner ran a Lawsons-blood Angus herd of 100 cows and calves on the property's productive pastures.
Weaners from the herd have been feature lines at Pakenham store sales in recent years.
Undercover stockyards with a crush, a five-bay machinery shed and a large hayshed make up the main cattle infrastructure.
Pat Rice & Hawkins director Peter Hawkins priced the property at more than $4.5 million.
"This property has traditionally been held for long periods of ownership and is only on offer as the vendors' family has grown up and new demands are being made on their time in metropolitan Melbourne," Mr Hawkins said.
"There is unlimited potential, and all the infrastructure is in place to continue both the equine and cattle enterprises.
"Pindanon Farm is readily accessible within about 80 kilometres of Melbourne."
It will be auctioned on-site on Saturday, April 28, at 2pm.
